Finding your next home can be time consuming and stressful but once found, the moving process with Daniel Ford UK is straight forward and efficient. Once the price is agreed both parties (vendor + purchaser) will instruct their prospective Solicitors informing them of the agreed sale price. The purchaser solicitor will need some initial funds in order to obtain the local searches to make sure there's no plan for a motorway to go through your new lounge.
In the meantime the vendors solicitor will be applying for the deeds from the current owners mortgage company, so they can actually sell the property to ‘you’.
At this point you should organise your mortgage, if not already done. The most effective and efficient way is to contact a Financial Advisor who can organise and search for the best ‘deal’ on a mortgage for you. At this point they should instruct a surveyor to do the necessary checks on the property you intend to purchase to insure it is ‘safe’ property to buy.
They will then prepare a draft contract and send it to your solicitors. Your solicitor will then, no doubt, raise the standard preliminary enquiries along with any others i.e. fixture, fittings boundaries and extensions. This can take a while for both parties solicitors to come to an agreement and produce an approved contract.
Once the contract, survey and mortgage offer has been approved, your solicitor will need you to pay the deposit and sign the contract. A completion date is set and contracts are exchanged.
